With a little effort on your part,
selling your home can be accomplished more quickly and at the best price
if you successfully “set the stage”. The following tested tips will help
show your home to its best advantage. Attention to these areas, before
putting your home on the market will pay of in the end… keep in mind not
all may be applicable.
FIRST IMPRESSIONS ARE LASTING
IMPRESSIONS: An inviting exterior, or “curb appeal” insures a
view of the interior. Keep the lawn trimmed and edged with flower
beds cultivated, bushes and trees pruned, snow removed from walks and driveways,
the yard free and clear of refuse. Check gutters and downspouts for
debris and leaks and roof for any necessary repairs.
THE FRONT DOOR: Fix,
paint, or wash railings, steps, front door and screens. Make sure
the locks and hinges work well.
UNMARKED WALLS AND CLEAN WINDOWS
WILL ASSIST YOUR SALE: Make sure all windows, window coverings,
carpets and flooring are clean. Paint badly soiled walls or touch
up/clean marks on walls.
A DAY WITH THE CARPENTER:
Loose door knobs, sticking drawers/doors, dripping faucets, etc… are noticed
and remembered by potential Buyers. Clean and change filters on the
furnace/air conditioning unit(s) and have them certified.
FROM TOP TO BOTTOM:
Store unneeded items and rearrange/remove some furniture to “enlarge” room
sizes. Keep hallways and stairs free of clutter. Now’s a good
time to remove unnecessary items which have accumulated in the attic and
basement. Display the full value or your storage/utility spaces.
LIGHTS: Replace all
burned out bulbs and repair any faulty switches.
KEEP KITCHEN NEAT AND CLEAN:
Keep counter space clear. Clear refrigerator font of excess messages,
pictures, etc.
BEDROOMS ARE OUTSTANDING FEATURES:
Arrange them neatly. Store expensive jewelry for safety.
CLOSET ILLUSIONS:
Clothes property hung… shoes and other articles neatly placed will make
your closets appear their largest.
BATHROOMS SHOULD SPARKLE:
Keep counters, tub and shower clean. If possible, put away all brushes
and bottles. Store prescription medications for safety.
GARAGES: Straighten up… make
sure the car has a parking space.
BEFORE LEAVING EACH DAY… TAKE
A SECOND LOOK! Wash dishes, put away clothes, straighten up papers.
Turn on appropriate lights and/or music and open curtains to give your
home the best showing. Look at your house “through the eyes of the
Buyer” though you have never seen it before. |
